The Scenic House Story
In the autumn of 2015 Lakewood Alive submitted a Request for Proposals to develop the vacant property at 1427 Scenic St in Lakewood. The narrow lot was situated in a cozy enclave known through the years as Scenic Park. This area named as such because of the phenomenal views of the Rocky River valley. Scenic Park is amazingly accessible to restaurants, bakeries, grocers and entertainment.
Prairie Stone Group submitted a proposal for a 3 bedroom, 2 1/2 bath, craftsman cottage home. The home is 1,425 sf, master bedroom with a 3 piece ensuite bath, second floor laundry, open concept first floor, full basement with underground plumbing for an additional bath in the basement. An quarter-sawn oak bench is the hub of the first floor reminiscent of built-ins constructed in early 1900's craftsman homes. The exterior was designed to blend with the vernacular of this unique Lakewood neighborhood.

Ditra Heat
The master and main bathroom floor are constructed with Ditra Heat floor warming system. We believe this is a superior system to other products on the market. This system warms the tile floor effective and efficiently while providing an uncoupling membrane at the same time. Learn more at:
PEX
Domestic water for the house runs through PEX tubing. The water is routed through a Viega Manabloc. This manifold reduces water consumption and creates a single point of water distribution from the manifold to each fixture in the house.
HVAC
Trane 95% efficent 60,000 btu, 2 stage variable speed furnace, Trane XR13 A/C, added comfort and efficiency, reduces electrical consumption and provides better air flow, controlled by a touchscreen WIFI thermostat.  An ERV was installed to balance the home with fresh air.
Outside wall assembly
The exterior walls are constructed with 2x4 studs, Zip-Wall R and spray foam insulation. The Zip-Wall R provides a thermal break between the wall studs and the exterior sheathing. This reduces the amount of heat/cold convected through the exterior walls. These components in conjunction with the 1 ounce spray foam provide a superior insulation and air barrier. Â The blower door test results: 330cfm/50 = 1.15 ACH/50.
